Subletting Basics

Subletting is a great option if you're looking for a place to live for a medium length of time, a college semester, or a summer break. You should find that subletting is a simpler process than actually a renting an apartment, but there are a few things you should consider before you make an agree with your subleaser.

Here are a few steps to take before you move into your new room.

  • Step 1: Talk to the landlord. You wan to make sure that the landlord allows his or her tenants to lease their rooms. If you don't do this you risk being kicked out of your place once the landlord figures out you're living in the building.
  • Step 2: Negotiate with your subleaser. Most subleasers need to fill their room on short notice or are students who are moving home for the summer. For this reason, chances are you can get a good deal on the room. You might be able to negotiate down the monthly rent or get other perks, such as free utilities.
  • Step 3: Sign a contract. Make sure you get a copy of a written document with your own signature and your subleaser's. A contract is the best way to ensure that see eye to eye with your subleaser on the conditions of your lease. The contract should cover the amount of your rent, when the rent is due, the dates of move in and move out, your security deposit, and who pays for any repair/maintenance that needs to be done.
  • Step 4: Evaluate the apartment. Take a look for anything that might be damaged in the apartment. Make a list of anything that needs to be repaired and ideally take pictures of it these things. You do not want to be blamed by your subleaser or other tenants for damaging something that was already damaged.
