Why Use an Agent

By Eddie Gallese

The first choice that you are confronted with before you put you house on the market is whether or not you want an agent to represent you. For some people this decision boils down to a choice between saving money or saving time: agents take a cut of what you earn on the property but are usually able to sell the house quicker and with less stress for you. However, the issue is a little more complex than that.

The idea of someone taking a chunk out of your house that you have been pouring mortgage payments into for years may be tough to take. However, before you start putting up "open house" signs in your yard, you should first consider how an agent can help you.

  • Agents put buyer's payments into escrow, write titles, and deals with other documents that most people know very little about.
  • Having an agent can actually save you money. Agents help you sell your home faster. That means you pay less mortgage payments. Depending on how fast you would sell the home yourself, this save you a load of cash.
  • It is an agent's job to stay on top of the latest happening in the real estate market. This information can be key to you selling your home.
  • Agents have extensive connections in the real estate world. A huge number of sales across the country are cooperative sales. Usually this is the result of your agent telling other agents who are representing buyers about the house being on the market.
  • Agents know what is the best way to market your property. They know whether or not you take out another listing in your local news paper or if your property is becoming overexposed
  • Agents can recommend repairs or cosmetic changes that can make your property more attractive to buyers.
